"Should I use my bank or a broker?" It's the most common question I get. Here's the honest answer.
How Banks Work
Your bank has one set of rates and one set of guidelines. Their loan officer is a salaried employee who sells that bank's products. If your deal doesn't fit their box, you're denied. They don't call another lender for you — they just say no.
How Brokers Work
A mortgage broker shops your loan across 30-80+ wholesale lenders. We see real-time pricing from dozens of sources. If Lender A is 0.25% cheaper on your specific scenario, we route it there. If your deal is tricky (self-employed, high DTI, investment property), we find the lender whose guidelines fit.
The Numbers
On a $600K loan, a 0.25% rate difference = $1,500/year in savings. Over 7 years (average time before refi or sale), that's $10,500.
Broker fees are typically 0.5-1.5% of the loan, paid by the lender (not you) through wholesale pricing. So you're saving money AND not paying extra for the service.
