What is NOI?

Net Operating Income (NOI) is the total income a property generates after deducting all operating expenses, but before mortgage payments and taxes.

Formula

NOI = Effective Gross Income - Operating Expenses

Why NOI Matters

  • Cap Rate Calculation: NOI ÷ Purchase Price = Cap Rate
  • DSCR Calculation: NOI ÷ Annual Debt Service = DSCR
